THE NEW HOME PROCESS:
A home built by Michael Nosko Inc. is truly a custom home. With over 30 years experience in the residential construction industry our goal is to work closely with those who are interested in quality, uniqueness, and an opportunity to live in great design whether its your first starter home, a vacation cottage, upscale family home or condominium. Our reputation has grown on our ability to design and build a home that mirrors your lifestyle, without compromise.
A majority of our home projects begin with vacant land, a vision and a process of achieving that vision. Michael Nosko leads the small design/build team. (It should be noted that the Design/Build process typically takes 6 to 9 months from initial interview to occupancy, in which time we make every attempt to ensure a fun, enjoyable and very rewarding process.)
Here's how our process works:
1. YOU PURCHASE YOUR BUILDING SITE
whether it’s a lot or acreage, anywhere in Michigan, we can help evaluate your site to determine its feasibility to build your new home on.
2. YOU DISCUSS YOUR LIFESTYLE AND YOUR DREAM HOME
Michael will spend time with you, learning about your current and future home needs. He will learn about your space requirements, privacy needs, lifestyle and hobbies and if applicable, the children's or grandchildren's needs.
3. WE DESIGN YOUR HOME
after discussing your needs and budget, you will be presented with a Professional Services Agreement that ranges in cost, for design creation, drawings, detailed construction plans and specifications document. After completing these documents your dream home will begin to take shape. This process may take several meetings with Michael; It can be very exciting!
Also during this time, we will begin assessment of all site issues, such as zoning, variances for setbacks, state environmental issues, septic, well or association review committee issues.
4. THE QUANTITATIVE PROCESS FOR YOUR HOME
After your plan design is approved, Michael coordinates and reviews product selections and specifications with the various trade contractors that will be part of the team that builds your new home, making any adjustments as needed to ensure a smooth building process. (We only use trade contactors with at least 10 years experience in their field and at least 5 years working with us.) Michael Nosko Inc. works from a guaranteed contract price and plan, unless you authorize changes. At the end of this process a contract is formalized and you make the final decision whether or not to proceed with the construction plan.
5. THE CONSTRUCTION PROCESS
Michael personally coordinates all of the phases in the construction process, as well as works on your home on a daily basis, making sure that the most detailed design and construction elements are not overlooked. You are welcome to visit the construction site on a regular basis as we will walk you through the building process and keep you informed of the progress. At the end of the building process Michael will spend time with you in the home-orientation walk through, to review each area of the home with you.
6. LIVING IN YOUR NEW HOME
When the big day arrives and you move into your new home, rest assured that it has been quality built, constructed with the finest products and most energy efficient systems available today.
